Why Build in Antigonish

Antigonish Town & County combines strategic highway access, municipal and provincial incentives, ready-to-develop land, and a dual-force demographic engine (university students and an aging population) that together create a more predictable, cost-effective, and lower-risk environment for housing development compared to many other Nova Scotia locales.

Several key advantages that housing builders and developers can leverage by choosing Antigonish, Nova Scotia include:

1. Strategic Location & Connectivity

  • Proximity to Halifax Market
Antigonish sits along the Trans-Canada Highway (NS-104), just a 2-hour drive (≈212 km) from Halifax, allowing relatively quick access to the province’s largest urban centre and its labour, materials, and service markets.
  • Proximity to Strait of Canso Market
Antigonish is only a 40-minute drive (≈60 km) to the emerging green / clean energy hub including onshore and offshore wind, green hydrogen and is the home to NSCC’s new Wind Technician program.

  • Regional Transit Corridor
Antigonish Community Transit Society (ACTS) is redesigning its current bus route (launch 2026) to meet current needs and serve new developments coming to the community. ACTS also provides book-a-ride service (door-door) enhancing both resident mobility and project attractiveness to tenants who commute locally or regionally.
  • Active Transportation Network
A transformational Active Transportation Corridor in Antigonish broke ground in 2023. The project includes the construction of a multi-use pathway along the Trunk 4 between Beech Hill Road and Addington Forks Road. The 5km pathway system will provide opportunities for walking, cycling, and the use of human-powered or hybrid mobility aids such as wheelchairs, e-bikes, rollerblades and more. The new corridor will give users a safe active transportation option that links with the new active transportation spine through the Town of Antigonish and to St. Francis Xavier University. • Active Transportation Corridor
The first phase of the Town’s Active Transportation (AT) Trail is complete! From the roundabout on West Street at Trunk 4 to Highland Drive, there is now a paved, multi-use pathway. Future plans for the trail depend on Council’s approval of the projects. If the subsequent phases are approved, the trail will continue to expand down St. Ninian Street, across Church Street, along Columbus Field, and then follow East Main Street to Adam Street.  View the map!

2. Streamlined Approvals & Zoning Incentives

  • E-Permitting System
The Town’s and County’s electronic permitting portal to shorten approval times and reduce administrative burden for developers is now live!
  • Expanded Residential Zoning
Higher-density residential zones are in effect as of February 2026 for the Town and March 2026 for the County. Incentive grants are availble in both communities for affordable or increased density housing units, which can help lower barriers to multi-unit development and can improve project feasibility.

3. Financial Support & Land Availability

  • Provincial Land Parcels
The Province has conveyed 0.59 hectares of land on Appleseed Drive specifically for community housing projects, giving priority access to serviced lots at below-market rates.

  • Access to Housing Funds
Developers can tap into provincial and federal programs – such as the Affordable Housing Fund (low-interest or forgivable loans) providing capital contributions or financing to reduce carrying costs.

4. Strong Demand Drivers

  • University-Anchored Rental Market
St. Francis Xavier University enrolls over 4,200 students, sustaining year-round rental demand and reducing absorption risk for purpose-built student housing.
  • Population Growth Above Provincial Average
From 2016 to 2021, the Town of Antigonish’s population rose by 6.7%, and Antigonish, Subdivision A area rose by 8.3%, both outpacing Nova Scotia’s 5.0% growth, indicating expanding local housing needs.

5. Demographic & Market Characteristics

  • Youth & Seniors Cohorts
Nearly 19% of residents are aged 15–24 (student market), while roughly 25% are over 65 (downsizer / aging-in-place market), allowing for diversified product offerings from student apartments to senior-friendly units. The 25- to 44-year-old cohort may expand 14% over the next five years following recent migration trends which are expected to continue.
More data can be found in the Town of Antigonish’s Housing Needs Assessment Report and the Municipality of the County of Antigonish’s Housing Needs Assessment Report.
  • Lower Vacancy & Rising Rents
Like much of Nova Scotia, Antigonish experiences tight vacancy rates – particularly in purpose-built rentals – supporting robust rental yields and quicker absorption compared to smaller or less-dynamic communities.
